Every space has a story and this is ours:

Matthew’s mom LOVED the beach and couldn’t wait “to get my toes in the sand.” About 20 years ago, Breakers 102 joined his family and allowed her to share her love with her kids, grandkids, nieces, nephews, friends… anyone who also loved the beach! When the family wasn’t using it, they rented it to others.

Diane had visions for the space that never quite came to fruition. In mid 2023, Breakers 102 made its way to Matthew. It only felt right to honor his mom’s vision and “spiff it up.” Since then it’s had a complete refresh with full renovation planned for winter 2024. Breakers 102 will finally be what Diane always dreamed of- an intimate “toes in the sand” experience where people can recharge, relax, and rejuvenate. We can’t wait to host you!

 FAQs & Curiosities

  • The Breakers condos are situated beachfront in the Forest Beach area. Coligny Beach Park is right outside your door. Don’t miss playing in the splash pad! (Yes, adults, too!)

    Coligny Plaza is right there, too! You’ll find shops, restaurants, drinks, ice cream, and a Piggly Wiggly grocery store. There’s even a stage with a summer music series! You can catch the Breeze

    Is a car convenient? Yes. And many people share that they park upon arrival and don’t use their car again during their stay. It’s up to you!

  • Breakers 102 is on the side of the building and does not have a direct view of the ocean. You can just grab a peek of it through the trees next to the park (especially in the off-season with fewer leaves). It does not overlook the pool which can add to your sense of quiet and privacy. If you have excellent hearing, you may hear the waves when you’re on the balcony.

  • We hear you. None of us are fans of the typical sleeper sofa, either. That’s why we spent a couple of months shopping around, sitting on sofas, and opening them in stores to lie down and see how they feel. (We didn’t sleep in the store— we had to draw the line somewhere!)

    The sofa we chose was recommended by a local friend who also hosts a property on the island. We find it to comfy for sitting/lounging and lying down while also being able to hold up to the wear & tear of beach life. We hope you’ll agree. (And yes, the mattress has a bed bug cover!)

    It was purchased new and delivered to Breakers 102 in May 2024.

  • We have done our best to create a functional space that is comfortable, has what you need, and gives you space to store what you brought. The bedroom has luggage racks, hangers, shelves, reading lights, and a small shelf next to the bed. The hallway has shelves you are welcome to use. The bathroom has towel hooks & bars, shelves, space under the sink, and a fold-out drying arm over the tub. The Breakers units are smaller, intimate spaces. Our goal is to make it feel as livable as possible in the space we have. It reminds us of a Manhattan apartment!

  • We have provided two new beach chairs for the 2024 season. We are hopeful guests will treat them with kindness so they can benefit all who visit!

    We do not provide beach towels or toys. There is a toy borrowing bin in Coligny Park next door and plenty of places to purchase if desired.

  • We like to think Breakers 102 has that essence of beach without being blatantly “beach.” The style is more unwind & relax than shells & rope signs. We’ve tried to “ditch the kitsch” so the villa feels more like a cozy, inspiring retreat than a college beach week party. Let us know how it feels to you!
